Tips for the Storm Season

The PBC has received advice that the upcoming storm season is expected to be more severe than past seasons now that a La Nina weather pattern has been declared by the Bureau of Meteorology.

As such the Resort's Insurance Broker has prepared a document which provides considerations before, during & after a storm event, along with the best contacts in the unfortunate event the property is damaged.

It should be noted in some instances the Lot Owner may be responsible for maintenance of certain property and in other instances the Strata is responsible – clarification should be sought from your Strata Manager if you are not sure on who has responsibility to maintain what.

Hope Island Policing District

Hope Island’s local Member for Parliament, Mr David Crisafulli, is currently petitioning to relocate the Broadwater Police Beat resources from the Coomera Police District to the Runaway Bay Police District, due to the significant workload of the Coomera Police District and close proximity of Runaway Bay to the Broadwater Police Beat.

This initiative will greatly support the Resort, by creating a more obvious police presence and faster response times to deter youth crimes, burglaries and vehicle offences.

Accordingly, we encourage support be given to Mr Crisafulli for this endeavour by issuing a letter of support to his office at:

[email protected] or PO Box 758, Paradise Point, QLD, 4216

Thank you.

Update on NBN in the Resort

The Principal Body Corporate provides the attached update in relation to the National Broadband Network (NBN) in the Resort.

Update from the Security Manager

Secure your home, secure your car, secure your keys – Part 1
Senior Constable Kurt Foessel

Part 1: Secure your home
Modern motor vehicles are difficult to steal without the keys. Offenders have recently been targeting high end vehicles which are then utilised in committing other criminal offences.  By securing your home, you reduce your potential of becoming a victim of burglary as well as other offences.

Breaking and entering into homes is one of the most common crimes in Queensland.  Break-ins are often crimes of opportunity where criminals gain entry through an open or unlocked door or window.

This article focuses on how you can help yourself by protecting your home with the following suggested steps.  If they can’t get in to your house, they can’t get to your keys.

Fortunately, good home security is as simple as following these three basic steps:
  • Make it difficult for an offender to gain entry.
    For example, install and use key-operated locks on doors and windows, and don’t put keys under doormats or in other obvious places.
  • Make it difficult for an offender to exit your home with your property.
    For example, use key-operated locks on all doors and windows and make sure alarms are working.
  • Make it unlikely that an offender will want to steal your property. For example, engrave or microdot all items of value, making them difficult to sell or otherwise pass on.

You can reduce your risk of burglary by making your home more secure. You can do this in some simple ways that may be cheap or even free to implement. For example:
  • Get to know your neighbours. Exchange telephone numbers and keep an eye on each other’s homes. You can reduce prowling, loitering and burglary by reporting suspicious people or vehicles to police.
  • Join your local Neighbourhood Watch group.
  • Ensure doors are always locked with a key, even when you are home.
  • Ensure that all external doors, including your garage, of your home are solid and fitted with quality deadlocks.
  • Consider fitting security screen doors, designed and installed to Australian Standards.
  • Install a door viewer that allows you to see the person before you open the door.
  • Fit secure locks to your windows which meet Australian Standards and never leave the keys in the window lock.
  • Ensure security grills and shutters are properly installed and allow an exit in case of an emergency.
  • Consider installing an intruder alarm system and security camera system that covers all external doors, windows and garage. Ensure the system is installed to Australian Standards for domestic applications.
  • Always ensure car keys and house keys, together with mobile phones, handbags and wallets, are stored out of sight.
  • Ensure trees and shrubs are trimmed to allow visibility to your property and your house number is clearly visible.
  • Lock away items of value such as bikes, lawn mowers and garden implements such as ladders.
  • Always keep your garage or shed door closed and locked with a key.
  • Consider installing perimeter security lighting including sensor lights.
  • Have an emergency evacuation plan and review it regularly.
  • Mark valuable property using the Property Identification System.
  • If you do hear an intruder in the home, don’t risk injury. In an emergency, call Triple Zero (000) at the earliest opportunity, leave the house immediately and go to a neighbour or somewhere safe to contact and wait for police.

If you come home and find your home broken into, report it to police and do not touch anything.  Forensic evidence can easily be destroyed, and it’s important for police to see your home exactly as it was left.

Hope Island Resort NBN Update

The Hope Island Resort Principal Body Corporate has received correspondence from the National Broadband Network (NBN) regarding the proposed rollout of the NBN in Hope Island Resort.

The correspondence indicates that Fibre to the Curb (FTTC) works for the Residential Bodies Corporate (RBC) precincts along Hope Island Road up to the Main Roundabout that links to Santa Barbara Road and Springfield Drive (The Lakes, Gracemere, Riverleigh Drive, Palladian and Magnolia Precincts) are proposed to commence between 16 May 2019 and 16 November 2019.  Please note that the NBN has cautioned that there may be delays until later in the year and possibly until the New Year.

NBN also confirmed that the RBC precincts on the east side of Hope Island Road off Springfield Drive (The Links, Ellensbrook, 7th Fairway Precincts)  and off Santa Barbara Road (Rosebank Gardens Precincts) are rolling out at a later stage and that some apartment buildings require site visits to be arranged for planning purposes.  As more information comes to hand on these works and the NBN rollout, it will be disseminated by the PBC.

The PBC has contacted NBN endeavouring to obtain a more specific roll out schedule but it was advised that was not possible to provide that information at this time.

Preparation for Tropical Cyclone Oma

For weather warnings and alerts, stay up to date with these sources.

Tropical Cyclone information can be found here.

The Queensland Government advises that:
•  Preparing your home is an important step towards your family being prepared for, surviving and coping with emergencies.
•  The best time to take action to prepare your home is before storm, cyclone and monsoon season.
•  Completing the list of suggested tasks on this fact sheet will assist you to prepare your home and property to minimise potential damage.

General maintenance
•  Check the condition of the roof and repair loose tiles, eaves and screws;
•  Clean gutters and down pipes so water can drain away as quickly as possible;
•  Trim trees and overhanging branches;
•  Secure loose items that could cause damage if blown around in high winds (such as garden furniture and toys).

More information on preparing for the storm, cyclone and monsoon season can be found here

Bitumen Test Patch on Magnolia Drive East

Picture
The Hope Island Resort Principal Body Corporate (PBC) formed a Roads Sub-Committee to undertake an extensive review and testing of all Secondary Thoroughfare roadways in Hope Island Resort (HIR) during the 2015-2016 financial year which also extended into the 2016-2017 financial year.

The initial reports outlined the reasons why the review was needed to be carried out, suffice to say, a ‘do nothing’ option would at some point in the future see such a deterioration in a number of the roads, that would result in expenditure levels increasing  by many times than that now envisaged.

Approval to undertake pavement testing and design was given in the 2016-2017 financial year.  Approval was also given in the 2017-2018 and 2018-2019 financial year to undertake pavement cracking repairs and the overlay of Jet Black, a sealing material to extend the roads life by 6-7 years by minimising any water being able to penetrate the substrate

The Sub-Committee is now in a position to move to the next stage of recommendations regarding the road in Magnolia Drive East.  This road is in a condition requiring extensive redevelopment as the current road design has failed. Extensive investigation has taken place and following this, it is deemed that trying to replace like with like would not be possible from a construction point of view, cost or practical long term viability as it has not been an accepted process for the last 20 plus years.

The alternative proposal is to remove the pavers, concrete strip and rebuild the road to be a complete asphalt construction from curb to curb, with a later option if required and approved by Residents (and subsequently approved by the PBC) for an imprint of brick and coloured to try and match the existing paving.

As can be seen in the attached photo a  trial section in Magnolia Drive East has been inserted with a complete asphalt overlay, black with no paver imprint, with the intent to allow all Residents from Magnolia Greens North, South and West and Villa Casablanca Bodies Corporate to review this finish and the PBC to subsequently seek feedback.

Gracemere Gardens Park

A photo of the newly installed hedge framing the pathway within Gracemere Gardens Park. The shrub planted is Indian Hawthorn (Rhaphiolepis).

The Indian Hawthorn is a very hardy and drought tolerant evergreen shrub which is slow growing. Its shape is naturally round and neat, and it does not require much pruning to stay that way.

In Spring, it produces very pretty five-petaled flowers that are sweetly perfumed. The flowers are profuse and are held in clusters, it really is quite a stunning sight to see this plant in full bloom.

Advice from Qld Police - Prevent your vehicle being stolen from inside your garage

Vehicle security within your garage is just as important as when you park it on the street or driveway.

Thieves are generally opportunistic, with offenders often entering premises through unlocked doors and windows, even if you are home and out the back in the garden, you should ensure that your front door is locked and the garage door is down. Some offenders are prepared to enter premises quickly, to grab keys left in easily accessible spots and vehicles stolen in burglaries are often used to commit other crimes, including other burglaries.

You can take some simple steps to reduce your risk of having your vehicle stolen by following some simple advice:
  • Remove keys and garage remotes from the vehicle when it is in the garage;
  • Take your vehicle keys with you if you are going out of the house, especially if you are going on holidays;
  • Don’t leave vehicle keys lying around on tables, benches or key hooks near the garage – keep them out of sight;
  • When parking your vehicle in the garage, ensure both the vehicle and garage are locked;
  • If you have an internal garage door, ensure it is locked.

Also consider:
  • Removing any personal documents or information from your vehicle that may contain your date of birth, telephone numbers, address and account numbers etc (to prevent becoming a victim of further offences);
  • Fitting your vehicle with a car alarm;
  • Fitting a tracking device, these are becoming cheaper and more readily available;
  • Using lockable devices – such as lockable fuel caps, wheel nuts, spare tyre covers and roof racks;
  • For older vehicles install an engine immobiliser;
  • Securing your vehicle’s registration plates with one way screws.

If you have information for police, contact Policelink on 131 444 or provide information using the online form 24 hrs per day.

You can report information about crime anonymously to Crime Stoppers, a registered charity and community volunteer organisation, by calling 1800 333 000 or via crimestoppersqld.com.au 24hrs per day.

Benefits of HIR Security

On the 6 June 2018, Hope Island Resort (HIR) Security observed a vehicle and its occupants acting suspiciously at around 2am in the morning. The vehicle subsequently drove off erratically towards the M1 after HIR Security attempted to talk to the occupants. HIR Security lodged the vehicle type and rego with the Queensland Police Service (QPS). It was later identified that the vehicle was used in a robbery outside of HIR.

HIR Security monitor over 119 CCTV Cameras throughout the whole Resort including its perimeter and adjoining premises and instances like the above show how important they are to the security and lifestyle within the Resort.

The Officer had turned off water at our mains valve as water was spurting up in the front lawn,  clearly out of control. Security Office phoned my mobile phone which I could not answer as I was driving but in any case I was within a couple of minutes of reaching home.

There was no serious damage but the quick action by Security saved a lot of water which could have been a flood without their action (albeit I was on the way home).  I would like to extend to HIR Security our appreciation and thanks for their actions.

Regards
Vincent Vine

Riverdale Drive Asphalt Overlay Project

Fulton Hogan is undertaking asphalt surfacing works on Riverdale Drive on behalf of Cambridge Management Services and the Hope Island Resort Principal Body Corporate on Tuesday  17 April 2018 and Wednesday 18 April 2018.  Access to and from residences will be restricted from 7:00am to 5:00pm on each day.

The works program involves removing sections of the existing surface adjacent to the kerb on Tuesday 17 April and laying a new asphalt surface on the eastern section of Riverdale Drive on Tuesday 17 April and on the western section on Wednesday 18 April.

Traffic controllers and local traffic diversions will be in place to assist Residents, Visitors and Contractors to negotiate around the work site. Why I live where I live. The joys of an early morning walk - 30 December 2017

I think the website is a great initiative and a ‘must see’ for new residents in particular, but also for all of us who call Hope Island home.  I’ve been here for 14 months now (from Adelaide) and just love it. Love the buggy culture, the relaxed atmosphere, the safety, the clean air and especially my morning and evening walks. Coming originally from golfing country in Scotland, it’s probably not surprising that I feel totally at home living right on the golf course.
